The ranch lies 37± miles from Rocksprings, 56± miles from Amistad Reservoir, and 67± miles from Camp Wood. Access is secured through a gated county road maintained by the POA, offering both peace of mind and convenience.
Improvements & Utilities:
Two single-wide trailers provide comfortable living accommodations and are connected by a large, covered porch. One trailer has a protective metal roof, and both are fully set up for separate families or guests. Each unit includes a master bedroom, full bathroom, kitchen, living area, and an additional bedroom. One trailer contains two master bedrooms with queen beds, while the second offers a full-size bunk bed and an additional full-size bed. A shared utility and laundry room adds convenience. New HVAC systems, installed within the last five years, ensure modern comfort. Notably, all furniture and appliances convey with the sale. Electricity is in place, and water is supplied by a community well that delivers clear spring water through its own holding tank and pump.
Water & Land:
The ranch includes roughly half a mile of seasonal creek frontage and natural rock springs that flow during rainy periods. Rolling terrain supports oak, mesquite, cedar, piñon pine, and a variety of other native trees and brush that attract wildlife. Moreover, internal ranch roads are well maintained and lead to blinds and feeders across the property.
