Sky Cabin Ranch

Location

Located within the 41 Ranch, a gated POA subdivision in Edwards County, off Hwy 41 via private road and easement. Rocksprings is approximately 30± miles to the west. San Antonio is approximately 140± miles to the southeast. The property is restricted per the 41 Ranch POA and is currently ag-exempt.

Land & Terrain

The terrain is gently rolling with mixed brush throughout. Open meadows and live oaks are distributed across the property, providing natural cover and sight lines. Two miles of ATV trails run through the land. Perimeter fencing consists of three sides low fence and one side high game fence, with a 50 x 100± ft high-fenced garden area in place.

Wildlife & Hunting

Native species present include whitetail deer, turkey, dove, and quail. Exotic species include axis and blackbuck. Predator species include coyotes, bobcats, foxes, and hogs. Four blinds and five feeders convey with the sale. Round pen hog traps are also on the property.

Water

A private electric well at 280± ft depth produces 10± GPM with 0 ft of drawdown after one hour of pumping, serving the cabin and a small pond located below the house and well. The pond is fed by runoff and the well.

Electric is through PEC cooperative with two meters, one at the cabin and one set up for travel trailer or motorhome parking, with a 50-amp and 30-amp pole in place. A metal barn and storage shed with metal siding and wood frame construction sits approximately a quarter mile from the cabin.
